Multiple Offers - What do I do?

As the real estate market in the valley has heated up over the last two years, even as the rest of the state has cooled down, multiple offers on property for sale have become more common.  Although sellers may think this is a good thing, properly handling these offers to avoid future litigation and raising tempers from the potential buyers and buyers agents, is a delicate dance in the negotiation process.

The first thing every buyer must remember is that the seller can only sell the property to one buyer and the seller wants the highest price they can get.  The seller has no obligation to help any buyer purchase the property, although, the seller can sell to any buyer they want, as long as the choice is not made to discriminate against any particular protected segment of the general population.  This is where things begin to get tricky for both the potential buyer and the buyers agent.
